The Crestmead Logistics Estate - a $1.5 billion, 157-hectare project from developer Pointcorp - is rolling out around 650,000 square metres of warehousing over nine stages and is tipped to create up to 6,000 jobs, with stage one sold to Mapletree for $90 million. For a suburb where most workers drive out each morning, that is a genuine live-and-work-in-Logan story. Mount Lindesay Highway upgrades continue through 2026-28; the mooted Park Ridge Connector is long-term planning only - construction is decades away.

What I check before the lender application

Nearly all of Crestmead is detached housing - 96.2% separate houses, almost no strata stock - so the finance questions are established-house questions: building and pest findings, backyard improvements that may not be approved, insurance, and how a valuer reads a 1980s-90s house in a market that moved about 17% in a year.

On flooding, be measured, not alarmed. The Scrubby Creek catchment touches this corridor and parts of it saw local flooding in February 2022, though the creek line itself runs on the Marsden side. Check any address you are serious about on Logan City Council's free flood mapping before you offer - overlays can affect insurance costs, and insurance feeds into a lending assessment.

Crestmead has no train station. Buses 545 and 560 connect to Loganlea station and Logan Hyperdome, the Mount Lindesay Highway is the western arterial, and Brisbane CBD is about 30 km away - a car-dependent suburb, so realistic car costs belong in your declared living expenses. Day to day, Julie Street's local shops plus Marsden Park Shopping Centre and Grand Plaza at Browns Plains cover most needs. Crestmead State School (more than 1,410 students) and St Francis' College, a Catholic P-12, sit inside the suburb; the nearest state high school is Marsden State High in Waterford West - Australia's largest by enrolment. Crestmead Park adds a major skate park, PCYC and courts, and Logan Hospital is the nearest public hospital.
