I am John Carson-Zangor, a residential mortgage broker based in Bethania in Logan. A mortgage broker compares home loans from many lenders and helps you apply. Here is who I am, how I work and why my process looks a little different.

I live and work in Bethania, in the Logan area between Brisbane and the Gold Coast. Most of my clients are across Logan, Brisbane, Ipswich and the Gold Coast. I also help borrowers Australia-wide by phone and video. Wherever you are, the process is the same. I work to understand your position first. Only then do we choose the lender.
Before broking I spent years working in IT, and I never stopped building software. Today I personally maintain lender-policy research notes covering more than 60 lenders. Lender policy means the written rules each lender uses to decide who they will lend to. I run my own calculators alongside that library. So when I compare lenders for your situation, the answer comes from current written policy. It does not come from memory or guesswork. Policy changes constantly. Keeping my own tools means I can check the detail instead of assuming it.
Plenty of loans are straightforward. The ones I specialise in are not. I work with self-employed income that needs to be packaged properly so a lender can read it. I work with credit-impaired files - where missed payments or defaults sit on someone's credit record. I take on applications that have already been declined somewhere else. I handle ATO debt (tax owed to the Australian Taxation Office), which most lenders will not touch. And I help first home buyers stack government support the right way. Say you run your own business and one lender has already said no. Another lender's written rules may read the same income very differently. These files come down to lender policy and preparation. That is exactly where careful policy research matters.
I work with more than 40 lenders through Nectar Mortgages. They range from the major banks to specialist and non-bank lenders (lenders that are not banks but still offer home loans). That range matters for complex files. The right lender for a clean PAYG application - a standard salaried job - is rarely the right lender for a short ABN history (a business registered only recently) or a past credit event. I will tell you plainly which option fits and why. If the timing is wrong, I will tell you that too.

Working with one person
People sometimes ask what happens when the whole business is one person. Fair question, so here is the straight answer. I am a one-person practice on purpose. The person who works through your numbers is the person who lodges the application and the person who answers the phone. Nothing gets lost in a handover, because there is no handover.
One person does not mean one person unsupported. I am an authorised credit representative (Credit Representative Number 537545) of QED Credit Services Pty Ltd (Australian Credit Licence Number 387856), operating within the Nectar Mortgages network - so licensing, compliance oversight and professional indemnity sit behind me, not just with me. Every file is documented in my own systems, so nothing about your loan lives only in my head. And once an application is lodged, the lender's own processing team handles the assessment - that part was never done at my desk anyway.
The trade-off is real, so I will name it: you get one person's full attention, and one person's calendar. I tell people upfront if my capacity would slow them down.
If I am with another client or on a lender call, you may reach my voicemail - I aim to reply by the next business day. Your file does not stall because I am briefly out of reach: it is documented in my systems, and once an application is lodged the lender's own processing team keeps working on the assessment. What I will not do is pretend I have a team of backup brokers, because I do not. If I think my availability would genuinely slow you down, I will say so before we start.
Before broking and beyond work
Before becoming a mortgage broker, I worked as a real estate agent for two years. That experience taught me how property deals feel from the buyer, seller and agent side, especially when finance dates and communication matter.
I love travelling and fishing, I enjoy going to the shooting range, and I still love programming. Building software is not just part of how I organise lender research; it is something I genuinely enjoy doing.
