Bethania is one of the oldest suburbs in Logan. It was settled by German immigrant families in the 1860s and it still sits inside a long bend of the Logan River, which wraps around most of the suburb. It is small - postcode 4205 - and most of it is quiet, established streets rather than new development.

That shape matters for finance. The river gives Bethania its character, but it also means flood overlays are a real question on some streets, and overlays affect insurance costs and how a valuer treats the property. The age of the housing matters too. Many local homes are older brick or timber places on decent blocks, so condition, past renovations and any works done without council approval are the things a valuation can trip on.
