The Logan suburb on Brisbane's doorstep

Rochedale South is the City of Logan's northernmost residential suburb. Logan ends and Brisbane begins along Priestdale and Underwood Roads, the Pacific Motorway forms the western side, and the CBD sits a little over 20 km up the M1. One thing trips up buyers: the two Rochedales share postcode 4123 but belong to different cities. Rochedale, over the boundary, is Brisbane City with its newer estates; Rochedale South is the established Logan side, built up from the mid-1960s and complete before the name was gazetted in 1979.

The 2021 Census counted 15,228 residents at a median age of 37, with 29.2% of homes owned outright, 46.1% owned with a mortgage and only 22.5% rented. Three in four households own the roof over their heads, one of Logan's strongest owner-occupier profiles, and nearly half the families are couples with children. Most of my work here is upgrades, loan reviews and investment structuring - and if a bank has already said no, declined files are what I am best known for.

What I check before the lender application

The stock is 88.3% separate houses and 9.9% townhouses and semis, mostly brick-and-tile that has stood forty or fifty years. That age profile drives my checklist: building and pest findings carry more weight, and decades of ownership often leave a carport or extension without council sign-off, which can complicate a valuation. In a market that moved roughly 16% in a year, the gap between original-condition and renovated stock keeps widening too.

No train station here; the nearest rail is Kuraby, about 4 km west. Buses are the bigger story: the Rochedale busway station on Underwood Road opened in May 2025 with a park 'n' ride of around 400 spaces, and route 577 runs through the suburb to Brisbane City. Add the M1 and the Gateway merge at Eight Mile Plains and the commute has never been better served - none of which decides a loan, though it shapes what you are buying into.

Two state primaries sit inside the suburb - Rochedale South State School and Springwood Road State School - while the closest high schools, Rochedale State High and Springwood State High, sit just outside it. The Rochedale Shopping Village has traded since 1970, Underwood Marketplace's Woolworths, Big W and 50-plus stores are on the doorstep, and Springwood's shops are minutes away. On every Logan purchase I run the address through Logan City Council's free flood mapping before going unconditional - overlays feed insurance costs, and insurance feeds the lending picture.
